The short version. 3FS Rural Home is a free tool that helps people understand USDA rural home loans. We are a technology company. We are not USDA, not a lender and not a mortgage broker. We never decide who gets a loan; USDA or an approved lender does. Our numbers come from USDA's published tables, and we show you the page so you can check them.

1. Who we are

3FS Rural Home ("3FS", "we", "us") at usda.3fs.app is operated by UnyKorn LLC, a Wyoming limited liability company, 5655 Peachtree Pkwy NW, Norcross, GA 30099. Contact: [email protected]. By using the site, the API or the MCP connection, you agree to these terms.

2. What 3FS is, and what it is not

3FS is a technology service that shows USDA Single Family Housing income limits, area information and document checklists, and helps you organize your own file.
3FS is not affiliated with, endorsed by or acting for the U.S. Department of Agriculture or any government agency.
3FS is not a lender, mortgage broker, loan originator or loan packager. We do not take loan applications, set or negotiate loan terms, or decide eligibility. USDA Rural Development or an approved lender makes every loan decision.
3FS does not give legal, tax, financial or credit advice. Talk to the lender, your local USDA Rural Development office or a licensed professional before you make decisions.
When we point you to a lender, packager or USDA office, we do not receive a fee that depends on whether you get a loan.

3. Accuracy

Income limits come from USDA's FY2026 Adjusted Income Limits (HB-1-3550, Appendix 9, PN 657, dated 07/13/2026). We fingerprint the source file and show the page each number came from. USDA can change limits at any time. County types and Opportunity Zone counts are guides, not decisions: property eligibility is confirmed by exact address on USDA's eligibility map, and USDA counts adjusted income, which can differ from what you enter. Always confirm with USDA or your lender.

4. The AI guide

The guide is an AI assistant. It uses the same source numbers as the rest of the site, but it can still make mistakes. Check important facts against the source page shown. Do not enter Social Security numbers, bank or card numbers, or passwords into the guide.

5. Your documents

When you add documents to "My file," they are fingerprinted on your own device. They are not uploaded to us. Sending documents to a lender or packager will only ever happen with your explicit, separate consent.

6. Pro plan

Pro costs $49 per month, billed in advance through Stripe by UnyKorn LLC. Prices may change with 30 days' notice.
You can cancel anytime. Cancellation stops future charges, and Pro stays active until the end of the period you paid for. We do not give partial-month refunds unless the law requires it. If something went wrong with a charge, email us and we will make it right.
Your Pro key is like a password. Keep it private. You are responsible for use of your key. We may revoke a key that is shared publicly or abused, and we will issue you a new one.

7. API, MCP and AI-agent payments

Paid checks cost $0.02 each in USDC on the Base network through the x402 protocol. Payments settle on a public blockchain and cannot be reversed. You are only charged when a check succeeds; if settlement fails, the payment is not taken.
The free MCP connection allows 25 checks a day. Pro keys are unlimited within fair use.
You may use results in your own products and work. Do not overload the service, get around limits or payments, or present 3FS results as coming from USDA.

8. Acceptable use

Do not use 3FS to break the law, to discriminate in housing or lending, to mislead anyone about a loan or a property, or to interfere with the service. Fair housing laws apply to everyone who uses housing information, including you.

9. Our content

USDA data is public. The 3FS software, design, maps and text are owned by UnyKorn LLC. You may share screenshots and results with attribution.

10. No warranty

3FS is provided "as is" and "as available." To the extent the law allows, we disclaim all warranties, including fitness for a particular purpose, accuracy and uninterrupted service.

11. Limit of liability

To the extent the law allows, UnyKorn LLC is not liable for indirect, incidental or consequential damages, or for any loan decision, denial or delay. Our total liability for any claim is limited to the greater of the amount you paid us in the 12 months before the claim or $100.

12. Changes and law

We may update these terms. We will change the date at the top and, for material changes, give notice on the site or by email to Pro customers. These terms are governed by the laws of the State of Wyoming, without regard to conflict-of-law rules.
