Privacy Policy

Effective October 7, 2026

The short version. Most of what you do here never leaves your device. We don't sell your information, we don't run ad trackers, and your documents are never uploaded. We keep the minimum we need to run Pro accounts and paid checks.

What stays on your device

Searches, household size and income you type on the map are calculated in your browser. They are not sent to us.
Documents you add to "My file" are fingerprinted on your device and never uploaded.
Your browser remembers your role choice and, if you have Pro, your Pro key, in local storage. Clear it anytime in your browser settings.

What we receive

Guide messages. When you ask the AI guide something, your message and the on-screen context (place, household size, income) are sent to our server and processed by Cloudflare Workers AI to write the answer. We do not store the conversation. Please do not enter Social Security, bank or card numbers.
Pro accounts. Stripe processes your payment. We receive and keep your email address, Stripe customer and subscription IDs, subscription status, and a one-way hash of your Pro key (we cannot see the key itself). We never see your card number.
API and MCP checks. We log the time, the ZIP code checked, whether it succeeded, and for paid checks the blockchain transaction. Blockchain payments are public by nature.
Abuse protection. To limit how often one connection can use the guide or free checks, we keep short-lived counters keyed by a one-way hash of your IP address. They expire within two days.
Hosting. The site runs on Cloudflare, which processes standard request data (such as IP address) to deliver and secure the site.

What we don't do

We don't sell or rent personal information, and we don't share it for advertising.
We don't use advertising cookies or third-party trackers.
We don't use protected characteristics (race, religion, sex, familial status, disability, national origin) for anything.

Who we share with

Only the service providers that run the site: Cloudflare (hosting, database, AI), Stripe (payments) and Coinbase (USDC payment settlement for AI agents). We may disclose information if the law requires it. We will never send your information to a lender, packager or agency without your explicit consent.

How long we keep it

Pro account records are kept while your subscription is active and for up to 7 years after, for tax and accounting records. Check logs are kept up to 24 months. Abuse counters expire within two days.

Your choices and rights

You can ask us to show, correct or delete the information we hold about you by emailing [email protected]. Depending on where you live (for example California), you may have additional rights, and we honor them. We won't treat you differently for using them.

Children

3FS is for adults planning a home purchase or build. It is not directed to children under 13, and we do not knowingly collect their information.

Changes

If we change this policy, we will update the date above and, for material changes, notify Pro customers by email.
