About 3FS Rural Home
USDA's rural home loans help families buy or build with little or nothing down, but the rules, maps and tables are hard to use. 3FS Rural Home puts them in one place: pick who you are, search a place, and see your answer in seconds, with the source for every number. Families use it free.
Who runs it
3FS Rural Home is built and operated by UnyKorn LLC, a Wyoming technology company based at 5655 Peachtree Pkwy NW, Norcross, Georgia 30099. Contact: [email protected].
What we are not
- Not USDA. We are not affiliated with or endorsed by the U.S. Department of Agriculture.
- Not a lender or broker. We don't make loans, take applications, or set loan terms.
- Not the decision-maker. USDA Rural Development decides Direct loans. An approved lender decides Guaranteed loans, which USDA backs.
- Not paid per loan. We don't take fees from lenders that depend on whether you get a loan. Our income comes from the Pro plan for professionals and small per-check fees from AI agents.
Where the numbers come from
- Income limits: USDA FY2026 Adjusted Income Limits, Handbook HB-1-3550, Appendix 9, Procedure Notice 657, dated 07/13/2026. All 384 pages, every state and territory. Every answer shows the page number. The file's SHA-256 fingerprint is published on the Proof page so you can check that we used the real file.
- Opportunity Zones: U.S. Treasury CDFI Fund designations (2018). A new round of zones begins in 2027.
- Maps: U.S. Census Bureau county and state boundaries.
- Exact-address eligibility: confirmed on USDA's property eligibility site. We show the county type as a guide.
How the AI guide works
The guide sends each job to a small, specific agent (place, limits, zones, match, packet) that reads the official table, then explains the result in plain words. It never invents a number: every limit comes from the source table, and it shows the page. It can still misread a question, so check the source page for anything important. Never share Social Security, bank or card numbers with it.
Your information
Searches and income you type are calculated on your device. Documents are fingerprinted on your device and never uploaded. See the Privacy Policy for details.

We support equal access to housing and credit. 3FS shows the same information to everyone and never uses race, color, religion, sex, familial status, disability or national origin. If you believe you have faced housing discrimination, you can contact HUD at hud.gov/fairhousing.
